If you travel a lot, the endless grind of booking, checking into, living in, and checking out of hotel rooms can wear on you. Hotels are too bland for everyday living and most rooms don't offer the amenities you need to feel normal, such as a kitchen. Many people have second homes. If you think this might be for you, here are some things you need to know.

With two homes, obviously you will be looking at two different mortgages. It can be quite a pain to juggle two mortgages from two different banks, so if possible you should use your Sutton members program membership to combine the two payments into one lump. Make sure to budget carefully to make sure you can afford a second home. Regardless of how many homes you own you should never be paying more than 30% of your total income on living space (not including utilities).

Your second home doesn't need to be as large or as well equipped as your first home. In fact, it shouldn't be unless you're switching your primary place of residence. Many people find that a Toronto loft will do them quite well, even if they're a family of four, as kids can share and families can put up with smaller living spaces on vacation, since most of the time all you really need is a place to sleep. Keep that in mind when you're shopping for a second home.

You shouldn't run into any problems buying London, Ontario real estate as your second home, but in some jurisdictions that run the risk of being taken over by "summer people" or seasonal landowning tourists, there may be regulations governing where you can buy property and how much of the year you have to spend in it if you want to buy into the town. In some subdivisions, you'll have to hire someone to look after the place to ensure it meets the HOA's aesthetics codes.

Most people are under the impression that they can't afford a second home, especially if they're also leasing commercial real estate in Toronto for their business. But since second homes can be turned into income properties during the parts of the year when you're not using them, they're often more affordable than you think. Talk to a local realtor to see how likely it is that you will find tenants if you want to rent it out during the off season. You can even hire them or a placement company to fill the unit on your behalf.
